Over 18 months, the SpawGlass-Brazos Valley team worked alongside PBK Architects in a design-build partnership to transform a portion of the former Travis B. Bryan Municipal Golf Course into Legends Event Center, a multi-purpose sports facility located in the Midtown Park area of Bryan, Texas. Since the center’s grand opening, the area has rapidly become a hub for athletes, gamers and families looking to break a sweat and have some fun.

The 122,000-square-foot facility sits on a 148-acre site and features a vast playbook of amenities. Locals and out-of-towners looking for a place to unwind and enjoy a bit of friendly competition can enjoy 16 volleyball courts, eight basketball courts, an indoor turf area, an arcade with state-of-the-art virtual reality games and an outdoor patio area with relaxing lakeside views. The volleyball and basketball courts were a particular slam dunk victory for the project. More than 68,000 square feet of hardwood flooring was meticulously installed plank by plank throughout the building. Rated for up to 10,000 pounds, this flooring will allow the center to host a vast array of events ranging from car shows to community gatherings. The fully equipped catering kitchen will ensure guests attending these events don’t go home hungry.

As the design phase teed off, SpawGlass worked with PBK to tailor the project to meet our client’s needs and budget. After a thorough review, the team recommended an alternate slab design, identified additional unnecessary square footage in prefunction space and recommended various alternate finishes. As a result of these design changes, the City was able to realize more than $4 million in savings.

Delivering such a large and unique facility was no easy feat; it required careful coordination and teamwork, and the team approached every challenge with this mindset. One of those challenges involved managing material procurement delays. Long lead times in early bid meetings were attributed to the acquisition of joist and structural steel. To combat these potential delays, SpawGlass requested that the design team update the project’s design to include structural steel beams that were more readily available. These revisions resulted in the acquisition and installation of more than 262 tons of steel.

From the very beginning of the project, residents of Bryan followed its progress closely. Superintendent Cullen Schoener said watching the excitement grow in the community as the project neared completion was a true highlight. “The past mayor loves pickleball, and he would sometimes bring a group of friends with him to check out the project’s progress,” said Cullen. “They were really excited about the idea of playing pickleball indoors. The current Bryan mayor’s family was equally excited about the volleyball courts.”

On December 10, Legends Event Center officially opened with much fanfare, as the community was welcomed to experience their new space. Thanks to teamwork, collaboration and passion, this community space is sure to forge new local legends both on and off the court.
